1. If you reserve between October 1 and January 31:

  • 50% of the total rental (rental fee + tax) is due when the reservation is made. 
  • Remaining 50% is due 4 months after the date reservation is placed, or 30 days before your reservation arrival date, whichever comes first.

2. If you reserve after January 31

  • 50% of the total rental (rental fee + tax) is due when the reservation is made.
  • Remaining 50% is due 3 months after the date the reservation is placed, or 30 days before your reservation arrival date, whichever comes first.

3. If you reserve less than 30 days prior to your arrival date:

  • The total rental (rental fee + tax) is due when the reservation is made.

 Please note:

  • Private lodging is taxed at 4%; motels and bed and breakfasts are taxed at 12%.
  • Refundable damage /security deposits are paid directly to host.
  • There will be a $25.00 processing fee for any ‘insufficient funds’ checks.

Cancellation Policy

1. If we receive a cancellation notice 60 or more days prior to the reserved date of arrival, the full amount of the rental payments made will be refunded, less a Cancellation Fee equal to 10% of payments made.

2. If we receive a cancellation notice less than 60 days prior to the reserved date of arrival, there will be no refund unless we are able to re-book. In that case, the rental payment will be refunded in full less a Cancellation Fee equal to 10% of payments made.

3. LARGE HOME EXCEPTION for 4, 5, and 6+ bedroom homes:

• If we receive a cancellation notice 90 or more days prior to the reserved date of arrival, the full amount of the rental payments made will be refunded, less a Cancellation Fee equal to 10% of the payments made.

• If we receive a cancellation notice less than 90 days prior to the reserved date of arrival, there will be no refund unless we are able to re-book. In that case, the rental payment will be refunded in full less a Cancellation Fee equal to 10% of payments made.
